About the role:

Wolseley are recruiting for a Property Manager to work in our Leamington Spa head office. You will be responsible for managing the Property Administrator, overseeing the payment of rents, service charges and insurances as well as ad hoc payment requests. You will also be the first point of contact for property and estate management queries from our operations team and landlords ensuring matters are resolved in a timely manner. 

 

You will be responsible for:

  • Managing a team of one.
  • Responsible for managing the Property Administrator overseeing the payment of rents, service charges and insurances as well as ad hoc payment requests to support our transactional work
  • In the absence of the Property Administrator to make all payments
  • Developing constructive working relationships with our main landlords and landlords agents (for example JLL, CBRE, Workman) to reduce the volumes of payment and allocation queries
  • To be the primary point of contact for landlords in dealing with and reconciling any payment queries
  • Managing the business rates contract with our out sourced provider
  • Overseeing Business Rates appeals by ensuring that third parties have the requisite information and that reporting back into Wolseley is effective and shared with all appropriate internal stakeholders
  • Act as the main point of contact between the Property Team and the Treasury and Compliance Team to ensure the correct VAT treatment of property transactions
  • Updating the business and relevant stakeholders where relevant on information surrounding property e.g. acquisitions, disposals, rent reviews, business rates appeal outcomes  
  • Responding to general property management and estate management queries.
  • Arranging Landlord inspection with branch staff
  • Maintaining systems and the database to ensure accurate record keeping

You will have:

  • Extensive experience of paying or receiving rent, service charges and insurances including reconciling payment queries 
  • Previous management experience
  • Property experience is essential
  • Knowledge of Business Rates
  • Good communicator
  • Ability to lead and drive a team
  • Experience working with the Manhattan system or similar
